Bathroom renovation in Dubai is quoted and carried out by a partner contractor, who signs the contract with you, while Dubai Renovations takes the enquiry and briefs the partner. A refit swaps the vanity, toilet, shower and taps on sound pipes. A full rebuild strips the room to the slab, renews the pipes and waterproofing, and retiles. The condition under the tiles, and what your building or community allows, decides which one you need.

Old pipes, a leak into the room below or tiles that sound hollow all point to the rebuild.

Refit or full rebuild?

A bathroom refit keeps the walls, floor and pipes and changes what you touch: the vanity, basin, toilet, shower screen, taps and mirror. It suits a bathroom that works but looks tired, and it keeps the room out of use for the shortest time.

A full bathroom rebuild removes the tiles down to the substrate, replaces the supply and waste pipes, lays a new waterproofing layer and retiles. It is the right call when there are leaks, loose tiles, poor drainage or a layout you want to change, because patching one of those problems under new tiles tends to bring it back.

What does bathroom waterproofing need to cover?

A bathroom can look perfect on handover day and leak a year later. The protection is a waterproofing membrane under the tiles, taken up the walls around the shower, then tested by holding water on the floor before tiling. Ask the partner contractor whether the quote includes the membrane, how far up the walls it goes and whether a water test happens before tiles go down, and get the answers in the written quote.

The Dubai Building Code's rules for sanitary facilities set the minimum for the finishes. Shower compartments and the walls around a bathtub need a smooth, non-absorbent surface to at least 1,800 mm above the drain outlet. Walls within 600 mm of any fixture need a moisture-proof surface to at least 1,200 mm above the floor, and the floor finish has to turn up the wall as a non-absorbent base at least 100 mm high.

Floor drains get their own rule. Part K of the code asks for a floor drain in every area with wet sanitary fittings, and a waterproof seal between the floor finish and the edge of the drain grating so water cannot track under the tiles at that joint.

How much space does a bathroom layout need?

Part K of the Dubai Building Code sets fixture clearances for villa bathrooms. The centre of a toilet, wash basin or tap must be at least 400 mm from any side wall, partition or vanity, and at least 750 mm from the centre of the next fixture. There must be 750 mm of clear space in front of a toilet or basin to any wall or door leaf, and 600 mm to a fixture on the opposite wall.

Doors and ceilings have minimums too. A bathroom door needs a clear opening of at least 710 mm, and the code sets a minimum clear height of 2.3 m for spaces other than living rooms and bedrooms. A new layout that squeezes a double vanity or a separate toilet into a small room is checked against these numbers before the partner quotes it.

Can a Dubai bathroom have sockets or a water heater switch inside?

The electrical rules in Part K of the Dubai Building Code keep power out of the bathroom. Socket outlets must not be installed in bathrooms, apart from shaver sockets built to BS EN 61558, and switches controlling lights or water heaters must not be installed in bathrooms either. Where a water heater sits inside a bathroom or toilet, its control switch goes immediately outside the room, mounted 1.25 m above the floor like other switches.

Heated towel rails, mirror lights and underfloor heating all need a plan for where their switch and connection sit before the walls are tiled. Tell the partner which of them you want at the first visit.

Choosing fittings that suit the room

Villa bathrooms in Dubai have water-efficiency limits. Unless the villa uses the code's alternative water calculation, Part K of the Dubai Building Code caps showerheads at 8 litres per minute and wash basin taps at 6 litres per minute, and asks for dual flush toilets using no more than 6 litres on a full flush and 3 litres on a part flush. A large rain shower head that looks right in a showroom can exceed the showerhead limit, so check its rated flow.

Large-format tiles need flat walls and floors, so budget for levelling in an older bathroom. A wall-hung toilet with a concealed cistern needs an access panel for future repairs. A rain shower needs enough water pressure, so mention it if your current shower is weak.

Apartment bathrooms and the flat below

In a tower, your bathroom floor sits over someone else's ceiling. A leak during the work is a problem for building management as well as for you, which is why building management may want a NOC and approved working hours before a bathroom is opened up. For apartment buildings, the Dubai Building Code places fan coil units in wet areas to reduce damage to property from leaks, so the AC unit often sits above the bathroom ceiling and its access panel has to survive the new design.

Drains connect to a shared vertical stack. Moving a toilet a short distance is often possible; moving it across the room may not be, because the waste pipe needs a fall to reach the stack. The partner checks the drain route at the visit, before any layout is promised.

In a tower, approval also decides who pays for damage. Article 39 of Dubai Law No. 6 of 2019 says an occupant who makes substantial alterations to a unit without the required approvals must remedy any resulting damage at their own expense, and RERA or the master developer may appoint someone to fix it and charge the occupant if they do not.

Villa bathrooms

Villas give more freedom to move fittings or turn a bathtub into a walk-in shower, but community rules still apply. Emaar Community Management requires its approval for alterations in communities such as Emirates Living and Arabian Ranches. Its Arabian Ranches guidance says repairing damaged sanitary ware and fixtures does not need a NOC, though the contractor still needs an entry permit to work in the community.

How much does a bathroom renovation cost in Dubai?

Dubai Renovations does not set or publish bathroom prices. The biggest variables are whether the room is refitted or rebuilt, the waterproofing, and the fittings you choose. A partner contractor quotes in writing after seeing the room.

Do I need a NOC to renovate a bathroom?

In most apartment buildings, yes, from building management. In a managed villa community, alterations need community approval, while simple repairs to damaged sanitary ware may not. The partner confirms what your building or community asks for.

Can I put a socket in my bathroom in Dubai?
