What should you have ready, and why does it help?
Some documents never need to go in the first message, but the partner contractor may ask about them before quoting or applying for approvals. Keep them to hand. Bestimate, a Dubai quote-comparison platform, lists the community, the bedroom count, the built-up area, photos, floor plans, the finish level, known AC or plumbing problems and approval status as the details that make villa quotes comparable.

Which approvals might your renovation need?
It depends on the property and the work. In Emirates Living and Arabian Ranches, Emaar Community Management says any alteration to a villa has to be approved by Emaar, and owners apply through Home Modifications on the community portal. In a jointly owned building, Article 39 of Dubai Law No. 6 of 2019 requires the master developer, the Dubai Land Department and the competent authority to approve substantial alterations to a unit's structure or external appearance.
